
Adrian, MI – The City of Adrian Planning Commission recently reviewed a Planned Unit Development Preliminary Plan for the former ProMedica Bixby Hospital site.
Scott Gibson, representing 818 Riverside LLC, was at the meeting to take questions from those in attendance and the Commissioners. Chairman Mike Jacobitz clarified that the LLC must come back before the board with a final proposal, then go through the City Commission for another approval before things can proceed with the P.U.D.
The plan for the former hospital is for it to be demolished, and for 63 single-family rentals to be constructed. Gibson said that the units will provide a ‘missing middle housing market’ for Adrian.
The units will be roughly between 1,100 and 1,400 square feet. Gibson said that the plan is to build them all at once…and he anticipated the process would take no longer than two years to construct the homes.
818 Riverside LLC has an atypical purchase agreement with ProMedica for the property. It is a lease agreement between the two until the hospital is demolished. Then it will be a traditional sale.
The former Bixby Hospital has had abatement issues that are being addressed before demolition…and the building should be torn down by the end of this November. If everything goes according to plan, construction should begin in 2025.
The Planned Unit Development will be back before the City of Adrian Planning Commission later this year for their final approval.
