Tecumseh Council Approves $13M Lone Oak Redevelopment Plan

TECUMSEH — The Tecumseh City Council has approved a new Brownfield Redevelopment Plan for the Lone Oak of Red Mill Pond project, paving the way for construction of 37 single-family rental homes on Bishop Reed Drive.

The plan, submitted by Allen Edwin Homes, outlines a $13 million investment to redevelop the vacant 9.35-acre property.

Under the approved plan, the developer may be reimbursed up to $6.65 million over 19 years for eligible environmental and site-preparation costs. The city’s Brownfield Authority will also collect an additional five years of tax capture — expected to generate about $1.58 million for the Local Brownfield Revolving Fund.

Council discussion included neighborhood concerns about traffic, rental density, and long-term maintenance. City officials confirmed that road repair obligations will be shared through the existing homeowners’ association.

The plan passed unanimously. Construction is expected to begin in 2026, with the first homes completed by 2028.
